Live Oak might be part of a larger hotel chain—the Marriott Tribute Portfolio, to be precise—but everything about it reads local. Set along Meeting Street in the heart of Charleston’s entertainment district, the hotel is an oasis of calm and serenity, its lobby evoking a living room or Lowcountry front porch. Seating alcoves are framed by wooden shutters and you sense that the salt marsh is right outside the door—even the check-in desk displays a river-rock sandscape.

Wellness and serenity are at the heart of the hotel’s ethos, as is a commitment to local. In the lobby, Tracer Coffee, which started as a pop-up by Gina Cordoba, sources beans directly from Columbia and serves pour-overs, matcha, and espresso drinks. At the restaurant Terra, chef Eucepe Puntriano (recently of Marbled & Fin) works with groups like King Tide Farms and Sweatman’s Garden to source local produce and proteins to craft a menu of Mediterranean mezze and main dishes. Look for Birds Island dressed oysters, a merguez sausage pizzette, and the standout lamb rack bathed in za’atar. And on the second floor, Bloo Pool & Provisions leads out to a private rooftop pool, complete with lounges and cabanas, offering elegant Peruvian-style poolside snacks like tostadas and a range of tiki-inspired cocktails. (Request a poolside patio room for direct access to the pooldeck.)
The rooms are no less relaxing—the headboards look like driftwood; furnishings are fronted in soft leather; seating areas for more like living rooms; and the lighting is on point and easily managed. A simple art installation mimics flowers floating on the water’s surface. A Nespresso machine and locally sourced minibar snacks will tide you over until you’re ready to face the world. Also on the second floor, an impressively large fitness center looks out over Meeting Street.
- On-Site Dining: Terra stands out as one of the best lowkey hotel restaurants in Charleston. The Mediterranean menu allows for quick, casual bites at the bar or more formal meals in the dining room, and every dish is big on flavor. Snack on a mezze board and crudos or dive in with the stellar Joyce Farms braised chicken tagine and harrisa-roasted carrots. At Bloo Pool & Provisions, the vibes are more casual but still Mediterranean leaning, and Tracer Coffee offers killer coffee drinks plus breakfast sandwiches and pastries.
- Neighborhood: Camp out here for easy access to King Street, where restaurants like The Ordinary, The Darling Oyster Bar, and Chubby Fish are all within walking distance.
- Amenities: A rooftop pool awaits on the second floor, as does a spacious fitness center with several Pelotons, weights, and a mix of machinery.
- Don’t Miss: The artwork throughout is understated but carries with it themes of the waterfront. Pay close attention to the carpeting, which is pulled from a 20,000-foot aerial view of the salt marsh.
